While I was fumbling to get my belongings together, I overheard the new owner telling one of his buddies who was also at my house, what a great deal he got. I overheard him say that he expected to make $80,000 to $100,000 profit. I almost collapsed when I heard this!

I couldn't believe my ears; do real estate investors make that much money? To make a long story short, I decided that I'd make my fortune in real estate foreclosures. What other business could you make this kind of profit, this fast. But my only problem was...I had to come up with the money. The banks wouldn't give me any money because of my credit, not to mention I had no money for a down payment. I then tried buying some books and courses on real estate...you know the ones, "Buy real estate for no money down" types.

But the problem with all these other real estate courses is that they were all filled with holes. None contained a plan of action; none contained real estate investing strategies for today's market. Instead, I spent the next few years of my life trying to figure out how to find the best properties, and most importantly, how to find the money to purchase real estate for no money down even though I was broke and had terrible credit.

 

After All this Time I Finally Got It!

After working extremely hard for the past few years, I finally discovered a proven system to find hundreds of properties including foreclosed property, and other types of distressed property at 30%-70% below market value. These are properties that need to be sold fast and have very little competition

I also found after months of scratching around a group of lenders that would give me the money to buy foreclosure properties for no money down. It had nothing to do with my credit. Even with bad credit they lent me the money based on the propertys value.

In fact, these lenders I discovered also loaned me additional money to take care of any repair work on the properties I purchased. Conventional banks wont give you these types of loans because you need to have good credit and also the property needs to be in good condition.

I had everything in place to find and purchase properties. Now all I had to do was SELL THEM AT A PROFIT...

These are some of the deals I put together using the simple step-by-step instructions contained in my real estate course Fast Cash in Foreclosures. When I first started I was blown away I was making more money in a month than I had in the 5 previous years combined by buying foreclosed homes.

2 Ways to Make Money with Real Estate and Foreclosures

If I locate a property and discover that there is very good profit potential of at least 40%(I show you how to calculate this very easily) I will then go under contract for the property. Once I go under contract, I can either:

OPTION #1:

"Flip" or "Assign" a contract to another real estate investor (I include a list of real estate investors and legal documents) for a quick fee of $5,000-$50,000+ in 45 days or less

OPTION #2:

Get a loan using one of my lenders, buy the property, repair the property, and sell the property for fees of $15,000-$150,000+- in 90 days or less.

Option #2 will make greater profits for you if you are willing to wait. But if you want to make money fast, then choose Option #1. In my experience, for every $100,000 in property value (the value of the property you are buying and selling) you can make $5,000 in fees by "flipping" the contracts to other real estate investors.

"Flipping" Contracts to Other Real Estate Investors for Fees of $5,000+

If you want to make money fast, that is within 45 days, I suggest you start out by "flipping" contracts to other investors. Once you find a property, call one of the real estate investors off the list I include in my system and if the investor likes the deal, you have them sign an assignment agreement, a sample of which is included in my course. The assignment agreement guarantees that you will receive your fee.

How much of a fee do you charge?

I discuss this in great detail in my course. Assigning contracts to other investors is great if you need to make money fast. That is, within 30-45 days. That is time frame that this process usually takes.

Many people just locate properties for a fee. They work a few hours a week and have a group of real estate investors that they assign their contracts to. In my course I included a list of real estate investors throughout the country.

"Buy, Repair, Sell"

Listen, if you decide to buy properties instead you will definitely make more money, but it will take around 90-120 days for you to sell the property depending on the repair work needed. In my course, I take you through the entire process step-by-step. Once you go under contract to purchase the property, you then call one of the lenders on my list, and they will give you enough money to buy the property and enough money to make all the repairs without no money out of your pocket.
